No Storage Facility on the Miracle Mile

The Miracle Mile Merchants association is opposed to the rezoning request by Armstrong Captial Development to change the zoning from C-2/Intermediate Commercial to C-2/Special permit with underlying C-2 uses to allow development of a self-storage facility.

We also would like to thank the Coronado Neighborhood Association, CNA, for submitting a letter of opposition to the request to rezone for storage. This is the first zoning case that the CNA has taken an official stance on in many years.

The current zoning of C-2 allows for over 211 different types of uses, and received a variance in 2019 to allow for three restaurant pads to be built there. We feel that rezoning is unnecessary to develop this location with a use that aligns with the vision of the community :

A Thriving Main Street destination with a vibrant mix of walkable shops, restaurants and services.

I am a Phoenix Resident, supporter of the McDowell Miracle Mile and I am opposed to the request for change of use for the property known as 1919 – 1939 East McDowell Road from C-2 /Intermediate Commercial to C-2/Special Permit to allow development of a self-storage facility on the site.   A storage facility is not a use that is aligned with the vision of the McDowell Miracle Mile Commercial Corridor and the stakeholders who helped create that vision.

I support the community of diverse small business owners that have created a unique destination where I enjoy going to the shops, restaurants, cafés and other small businesses on the Miracle Mile. This is a community that supports art, local owned businesses and the feeling of being part of a neighborhood.  We look forward to new development on the site that is allowed within the current zoning.

I do not support the rezoning to allow storage facility to be built.

I am a business owner on or near the McDowell Miracle Mile and I am opposed to the request for change of use for the property known as 1919 – 1939 East McDowell Road from C-2 /Intermediate Commercial to C-2/Special Permit to allow development of a self-storage facility on the site.   A storage facility is not a use that is aligned with the vision of the McDowell Miracle Mile Commercial Corridor and the stakeholders who helped create that vision.

The past eight years our neighbors, city leaders, business and property owners, local and national organizations have helped to revitalize the area resulting in local businesses not only surviving the impacts of Covid but to grow as well. Existing businesses have expanded, vacancy has dropped from 25% to 2.5%, local Arizona owned businesses are opening new locations here,  along with Millions of dollars in new development which is all a direct result of years of hard work: HyphenBuilt is building a 170 unit apartment complex featuring a Chris Bianco restaurant; Wilderness brewery purchased a building to expand their brewing operations and will add a tap room and restaurant; Flavor of India of Eloy, AZ brings an Indian marketplace and restaurant; and Firecreek Coffee choose to have its flagship store and main coffee roasting facilities here. This corridor is a destination for businesses, tourists, Valley of the Sun locals and Arizona residents. The site zoning supports many business types to be developed, there is no need to rezone. I would support businesses to be developed that would be allowed with existing vision and zoning.

The City of Phoenix applied for and was awarded a Maricopa Association Revitalization grant for the Miracle Mile corridor. The purpose of the grant is to promote pedestrian safety by working with the surrounding community to discuss and identify potential corridor improvements that emphasize safety, comfort, and connectivity for all users.  MAG and the City of Phoenix recognize this area is important to the local community for its vibrant community and history. The McDowell Miracle Mile is also on the National Register of Historic Districts, only one of two recognized in Arizona. A successful MAG Design Assistance Grant will expand the opportunity to build upon the corridor’s current success and to realize the community’s vision of making this a “go to” destination, a storage facility does not support the goals of MAG, the City of Phoenix, residents, and business owners to fulfil this vision.

The McDowell Miracle Mile is an example of how community involved development can create a neighborhood Main Street, a place where people come to visit unique shops and stores, where businesses can increase their profitability, create more jobs and increase sales tax revenue. 

I do not support the rezoning to allow storage facility to be built.
